CBRE GI Acquires 'LogisValley Ansan Logistics Center' for 420 Billion KRW

CBRE GI has acquired the LogisValley Ansan Logistics Center, located at 796 Seonggok-dong, Danwon-gu, Ansan-si, Gyeonggi-do, from Whumad Co., Ltd.

The LogisValley Ansan Logistics Center has a site area of 56,320.20 m² (approx. 17,000 py) and a gross floor area of 238,945.84 m² (approx. 72,400 py) across seven floors above ground; including mezzanine installations inside the warehouse, its usable area comes to 364,465.14 m² (approx. 110,440 py). The project was constructed by Sunkyung E&C Co., Ltd. and developed by its execution subsidiary, Whumad Co., Ltd. As a specialized logistics contractor, Sunkyung E&C channeled its total accumulated engineering expertise into this development.

To complete the acquisition, CBRE GI established an investment vehicle named 'CBRE LogisValley Investment LLC.' The transaction was valued at 420 billion KRW at a Cap Rate of 5.7%, representing one of the highest valuations recorded for a logistics center transaction to date. A CBRE GI official noted, "The LogisValley Ansan Logistics Center holds exceptional value due to its differentiated architectural and operational specs." The official added, "This transaction marks our second deal with Sunkyung E&C following the LogisValley West Icheon Logistics Center, and CBRE GI intends to acquire all upcoming LogisValley development projects."

The LogisValley Ansan Logistics Center features direct container truck berthing access across all floors from Level 1 to Level 6. The 7th floor is dedicated to office space and neighborhood amenities, incorporating expansive rest areas and convenience facilities for worker welfare. Strategically located in Ansan, the facility serves as a prime metropolitan hub favored by retail and courier tenants seeking same-day delivery capabilities across the Greater Seoul Area. South Ansan IC and West Ansan IC are situated within a 10 km radius, offering seamless connectivity to Seoul. Access is set to expand further with the planned priority construction of the Sihwa MTV IC and Seonggok JC, which connect directly to the MTV Industrial Park. Furthermore, Sunkyung Development Co., Ltd., a subsidiary of Sunkyung E&C, will oversee the property management and operation of all LogisValley facilities starting with the Ansan Center, maximizing asset value through tailored tenant solutions.

As Korea's premier integrated logistics center brand, LogisValley currently operates approximately 20 logistics hubs nationwide in partnership with Hanaro TNS Co., Ltd., SLK Co., Ltd., and Cheonma Logistics Co., Ltd. Beyond Korea, the group is pursuing the construction of 10 mega-logistics hubs in Vietnam—including Phase 1 and 2 centers in Bac Ninh, Phase 3 and 4 centers in Ho Chi Minh City, and a Phase 5 center in Hai Phong. Industry attention is focused on LogisValley's ongoing global expansion, which originates in Vietnam and extends across Southeast Asia, including Myanmar, Cambodia, Laos, and India.

The LogisValley Ansan Logistics Center is slated to receive its final occupancy permit in June and is expected to reach full-scale operational status starting in July.
